How we work

Three pillars

Finding a property is the easy part. What stops most people is getting to the closing table — funding that isn't ready, an entity that doesn't exist, a lender who says no. So we build all three of these at once, and you buy the moment you're able to.

Credit

Everyone arrives somewhere different. Strong personal credit is the fastest route to business credit, so if yours is there, we move. If it isn't, we start building it with people who do this for a living.

The bureaus report once a month. Nobody can shortcut that — which is why it starts on day one instead of month six.

Business

The entity, the structure, and the profile that makes a lender take you seriously. It runs alongside the credit work, because both need runway before they're worth anything.

Set up wrong, it costs you funding and tax treatment for years. Set up early, it's quietly working while you learn.

Investing

Now you buy — with funding in place, an entity behind you, and a tax strategy that lets you keep what you make. Every strategy we run, plus CPA referrals for the side most courses skip entirely.

We look at the deal before you buy it

Win an auction and the clock starts — you have 24 hours to pay. Post the parcel number in the community and you'll have experienced eyes on it before the money leaves.

It isn't only for auctions. A rental you're weighing, a flip you're about to take on, a lot that looks too cheap — bring it before you commit and somebody who has done it will tell you what they see.

Nobody here has to buy blind.

Most people who find us have watched enough videos. What they don't have is funding in place, an entity set up, and someone to call when a title issue shows up two days before an auction.

The Academy grew the way Joseph's own investing did — auction first, then rentals and rehabs, then wholesaling and short-term stays, each one taught as he learned it. Members get the whole toolkit, not one strategy they're stuck with.

The questions we get most

Straight answers. If yours isn't here, ask it on the free workshop — we'd rather you asked than assumed.

What if my credit is rough?

Then that's where we start, and you're in good company — most people don't arrive with a clean file. We'll put you in touch with the credit specialist we use ourselves. He's genuinely one of the best doing this right now, and he's a big part of why members move as fast as they do.

Credit isn't the only door, either. Working capital can carry you while your file is being built, and we work both at once so neither one holds you up.

How long before I buy my first property?

Most people need about two weeks of actually showing up before they feel ready to move on something. After that it comes down to where your funding and credit are.

Some members have bought within days of joining. Others have taken months of groundwork first. We won't pretend to know your timeline before we've talked to you.

I've bought courses before and nothing happened. Why would this be different?

Because a course can't make you do anything. What changes it is being in a room where people are actually moving — posting deals, asking questions, closing.

What you tune into, you turn into. That only works if you show up, and this is built so that showing up is the whole point.

Do I need to be in Florida?

No. We invest heavily in Florida because we know it, but we buy wherever the numbers make sense — and members have bought just about everywhere since we started.

I've already done a few deals. Is this too basic for me?

There are levels to this. Everyone here is still a student, Joseph included, and he'll tell you that himself. The moment you decide you've got it figured out is usually right before it gets expensive.

The strategies that matter at the next level aren't sitting in a course somewhere. They move between people who are actively doing this — how deals get funded at scale, how they're structured, how you keep what you make. If you've closed a few, you already know how much of this you can't look up.
